Terminology
Zone district abbreviations, permission vocabulary, and schema terms used throughout the rule browser and solver.
Sensitive environmental lands. Intended to conserve natural features, hydrological systems, and wildlife habitat. Only low-intensity, resource-based recreation and limited urban development permitted.
Primarily agriculture and agriculture-support uses, with low-density single-family residential allowed. Encourages conservation subdivision for residential cluster development.
Large-lot single-family residential at moderate density. Minimum lot area 40,000 sq ft.
Single-family residential at moderate density; requires community water and sewer service.
Single-family residential at moderate density; requires community water and sewer service.
Medium-density single-family district that also permits attached and two-to-four-family dwellings by right.
Mobile homes and group living. Density depends on availability of public utilities.
Mobile homes in a dedicated park setting. Minimum development size 10 acres.
Mixture of medium-density housing types: single-family detached, townhouses, two-to-four-family, and multiple-family dwellings.
High-density housing, especially multifamily development. Also allows limited neighborhood-serving commercial uses.
Mix of professional office uses and residential dwellings on formerly-residential land. Office buildings must be residential in physical design.
Small-scale retail and service establishments serving the surrounding neighborhood. Nonresidential floor area capped around 10,000 sq ft.
Business uses serving the entire community. Typically located along major arterials.
Historic downtown core — intense mix of office, retail, service, restaurant, entertainment, and residential uses.
Highway-oriented development requiring high visibility and accessible locations (e.g. near US 441/I-75).
Research & development, technology, life sciences, and office uses in a 'flex space' arrangement. Residential permitted only on parcels >50 acres, subject to a non-residential floor-area ratio requirement.
Employment-generating office, institutional, R&D, and light manufacturing. Residential limited to caretaker dwellings and live/work units.
Clean, quiet industrial uses. No residential permitted except caretaker dwellings.
Public lands for government offices, emergency services, utilities, parks, schools, and similar public-service uses.
Mix of residential uses with innovative site design. Densities/dimensional standards set per-project in a PD Master Plan; may exceed base district values. Minimum 10 acres (waivable).
Compact, mixed-use, pedestrian-oriented development. At least 15% of land area must be nonresidential. Minimum 10 acres (waivable).
Mix of employment uses (office, research, light industrial, limited commercial). Residential capped at 25% of building square footage; single-family detached not allowed.
Mixed-use retail and office, with residential integrated above street level or as stand-alone uses. NOTE: this district exists in Article 3 but has no column in Table 4.1-1 — no use-permission rules are encoded for it in this bundle.
